Upscare is a property management platform operated by Universal Production Services LLC, headquartered at 7901 4th St N, Suite 300, St. Petersburg, FL 33702 ("Upscare," "we," "us," or "our"). This Privacy Policy explains how we collect, use, and protect information when you use our platform at https://upscare.net.

We collect information in three ways:

2.1 Information you provide directly

• Account registration details: name, email address, phone number
• Property information: addresses, unit counts, lease terms
• Payment and banking information for rent collection and disbursements
• Communications with tenants, vendors, and Upscare support
• Identity documents uploaded for verification purposes

2.2 Information collected automatically

• Usage data: pages visited, features used, session duration
• Device information: browser type, operating system, IP address
• Call and SMS logs when using the AI voice and messaging features

2.3 Information from third parties

• Payment processors (e.g., Stripe, ACH networks)
• Identity verification services
• Credit reporting agencies, where applicable and with consent

• To operate and improve the Upscare platform
• To process rent payments and disburse funds to property owners
• To provide AI-powered tenant communication on your behalf
• To dispatch maintenance vendors and track work orders
• To send payment reminders, lease notices, and operational alerts
• To comply with applicable laws, including tax reporting obligations
• To detect fraud and maintain platform security

We do not sell your personal information. We share data only in the following circumstances:

• Service providers: Payment processors, cloud infrastructure providers, SMS and voice carriers, and analytics tools that operate under confidentiality agreements.
• Tenants and landlords: Relevant information is shared between property owners and tenants as necessary to manage the rental relationship.
• Vendors: Maintenance vendors receive only the information required to complete a work order.
• Legal compliance: We may disclose information if required by law, court order, or governmental authority.
• Business transfers: In the event of a merger or acquisition, user data may be transferred as a business asset, with prior notice.

We retain account data for as long as your account is active. After account closure, we retain records for up to seven (7) years to meet tax, legal, and audit obligations. You may request earlier deletion of non-essential data by contacting us at legal@upscare.net.

We use industry-standard security measures including TLS encryption in transit, AES-256 encryption at rest, role-based access controls, and regular third-party security reviews. We are pursuing SOC 2 Type II certification. No system is perfectly secure; we encourage users to use strong passwords and report suspected vulnerabilities to legal@upscare.net.

Depending on your jurisdiction, you may have the right to:

• Access the personal data we hold about you
• Request correction of inaccurate data
• Request deletion of your data (subject to legal retention obligations)
• Opt out of marketing communications at any time
• Data portability (receive a copy of your data in a machine-readable format)

Upscare operates in both the United States and Canada. Data may be processed and stored in either country. For Canadian users, we comply with applicable provincial privacy legislation including PIPEDA and Ontario's privacy requirements. For US users, we comply with applicable federal and state laws.

We use essential cookies to operate the platform (authentication, session management) and optional analytics cookies to improve performance. You can disable non-essential cookies in your browser settings without affecting core functionality.

Upscare is not directed at children under 13. We do not knowingly collect personal information from children. If we become aware that a child's data has been collected without parental consent, we will delete it promptly.

We may update this Privacy Policy from time to time. We will notify registered users by email at least 14 days before material changes take effect. Continued use of the platform after the effective date constitutes acceptance.
